AUGUSTA, Ga. (WFXG) - After decades of sitting vacant, the Regency Mall property on Gordon Hwy. may finally see new life.

At a press conference Tuesday morning, Augusta mayoral candidate Steven Kendrick and several Richmond County commissioners announced plans to transform the Regency Mall property. Kendrick says Cardinale Holdings, LLC - owned by the Cardinale family - has submitted plans to Augusta planning and zoning for the new property and it would be designed by local architects.

Mayoral Candidate Steven Kendrick says this time, he's optimistic about this plan coming together.

“Today, a development plan, for what we call cardinal town square has been submitted for approval," he says.

Once their plans are approved with planning and development, they'll head to the commission.

“Once they have commission approval, that owner is now at his discretion, able to start a project knowing he meets all the requirements of Augusta, Georgia," says Kendrick.

He says this is a game-changer for South Augusta, a part of the city that he says often feels neglected.

“Oftentimes you hear people talking about nobody cares about what happens here, nobody cares about our investment here.

He realized there are going to be people who second guess this, so why is this time different than all the other times projects have been talked about?

“This time, everything seems to be aligning. The developer is ready, the city has received the plans, and I think the mood and the climate are right for us to take what was once one of the most talked-about areas of our community that needed work, and it might just be back on the map," says Kendrick.

What will this look like? Kendrick says it'll have residential apartments, a grocery store, fitness center, restaurants, and other retail spaces available. "It's a truly transformational project for that area of town," he says.

In terms of a realistic timeline, he says it will take about six to eight weeks for the plans to be approved by the commission, and then it's up to the owner to start building.

The project will include a 2,000-apartment complex, grocery store, fitness center, green space, and a performing arts center. Officials say they hope it will help revitalize the Deans Bridge Rd. and Gordon Hwy. areas.
