Development picking up along Charlotte Pike corridor

NASHVILLE, TN (WSMV) -

A Mount Juliet developer has announced a major project coming to west Nashville's Sylvan Park area within the next year.

The project is one of many in the works to transform Nashville's Charlotte Pike corridor from a dying industrial area into a bustling commercial mecca.

The empty Hostess bakery needs a lot of work after the company vacated it after going through bankruptcy.

Now there are big plans in the works for this once industrial building at the intersection of Charlotte and 42nd Avenue.

"I envision four to five tenants in the building with a full service restaurant on one end," said Will Tyner, project manager for Commercial Realty Services.

The new urban commercial retail center is set to open during the second quarter of 2014 with a modern look and a big sign up front letting drivers along Charlotte know they're in Sylvan Park.

It's the first time the Mt. Juliet developer Commercial Realty Services has made a purchase on this side of town, and there's a good reason behind it.

"On Charlotte, you've got 27,000 cars a day, and then on [Interstate] 40, just a few hundred yards away, you've got 140,000 cars," said Tyner.

"I lived in this house since 2009, but I moved from that house," said Metro Councilman Jason Holleman, who represents the area.

Holleman said residential renovation was the first step for west Nashville growth.

The next step, according to the councilman, is to "further encourage redevelopment on Charlotte."

The area is zoned mostly industrial, but several developers have and are seeking permits for commercial.

One property used to be a gas station, now it's M.L. Rose, one of the most popular bars and restaurants in west Nashville.

Holleman said other development is in the works.

East Nashville's Porter Road Butcher is opening a second location in west Nashville. There is a residential building going up just off Charlotte. Climb Nashville - the popular rock-climbing gym - is set to open at the intersection of 37th Avenue and Charlotte Pike next year.

These developers believe this is just the beginning.

Commercial Realty Services is waiting on final approval for a commercial building permit from Metro Nashville on the Hostess building before they'll be able begin construction.
